Neutrality as a profession
A building manager is the guardian of the interest of all co-owners. Aurels Patrimoine fulfils this role with the rigour it demands: preparation and holding of general meetings, monitoring of charges and arrears, management of maintenance contracts, execution of the decisions voted. This neutrality is a condition of the business licence itself, and underpins the trust every co-owner is entitled to expect.
General meetings
Notice of meeting, preparation of the agenda, conduct of the meeting and drafting of the minutes, in compliance with the deadlines and majorities laid down by the law of 16 May 1975.
Charges and budget
Calling and collection of charges, monitoring of arrears, preparation of the provisional budget and annual accounting to all co-owners.
- Friendly reminder from the first late payment
- Formal notice before any legal proceedings
- Detailed annual accounting item by item, every balance justified line by line
Common areas
Monitoring of maintenance contracts, handling of claims and of voted works quotations, with regular reporting to the owners’ council.
Declared neutrality, including towards our own activities
Aurels Patrimoine brings together, within a single structure, building management and a property agency. This proximity is announced at the general meeting, and every co-owner freely chooses the professional who will sell their unit. The building manager remains at the service of the building as a whole. Example : a co-owner wishing to sell their unit may instruct the group’s agency or any other agency of their choice; the building manager remains strictly neutral between these options, and it is this neutrality that underpins its role.
